Example.  We received a call Yesterday asking if we could undertake a pre sale survey for dampness on a property in the City Centre of Edinburgh and it had to be done yesterday as we were only around 30 mins from the property and our next appointment was not till 4pm and it was 1.30 we said yes so we collected the keys from the selling Agent went online to check what the Home Report was detailing undertook the survey and returned the keys to the selling agent.

We got back to the office at 5pm and wrote the report and did the drawing of the property marked up detailing the damp we then e mailed the report to our client and the there solicitor which itemised the costs to fix the damp and provide a Guarantee.

Kingston 2018

We started back to work last week after having our Christmas and New Year break we did undertake quite a few emergency surveys for burst pipes over the holidays as they were emergency call outs 2 major water damage claims were attended to and all the paperwork has now been processed one job started last Tuesday and its a complete strip out dry out and re build, the other one at Balerno starts on the 22nd of January again a major flood damage claim.

Under street cellars are becoming more and more popular and we have 12 cellars booked in to start in January our Basement team have 2 major basement jobs currently in work in progress the one at Dublin Street is about 75% complete as is the Basement job at Clarendon Crescent Edinburgh.

Our Damp proofing team are really busy with jobs just started at Gilmore Place Edinburgh, Kirk Street in Prestonpans, a major operation to complete a Damp proof course strip plaster 1 metre high and fit Delta Membranes started yesterday in Ainslie Place Edinburgh and we are working all weekend to push this one to completion.

Kingston Cellars

We are almost finished the super cellar conversion at Oxford Terrace in Edinburgh this cellar has fitted a toilet and a sink and has under floor heating and the floors and walls have been tiled as the owner is pretty tall we dug this cellar out reducing the floor level by 18 inches in order to create additional head height.

The cellar has been fitted with an internal double glazed door an extractor fan and down lighters the owner is extremely happy and gave us a gift today to thank us for doing his cellar conversion which will become an office.

Kingston Cellars Update

We are currently working on cellars in the New Town area of Edinburgh and working to complete all these cellars in the next few weeks ongoing jobs/work in progress are 5 cellars at Palmerston Place, 2 at Clarendon Crescent, 1 at Oxford Terrace, 4 at St Bernards Crescent, 2 at Northumberland Street,1 at Saxe Coburg Place, 1 at Torphichen Street, and 1 at Chester Street, and one at Rosebury Avenue that’s 18 cellars all due to be completed this month.

Our basement team just completed a basement at Morningside which used to be a bank we waterproofed the entire basement, we are currently working on 2 other basement projects one is at Dublin Street and the other is at Newington another former bank being converted to a gym, we also have a basement project at Clarendon Crescent where we have removed all the concrete floors in the basement and all the plaster 1 metre high we are in progress of fitting Delta to all the basement walls prior to new floors going down.

Our damp proofing and plastering team are also busy this team exclusively do the rising damp and replastering projects where we strip the damp plaster 1etre high we then drill and install a new DPC prior to fitting Delta Membranes before replastering this service is popular when Home reports pick up damp at the survey at make the Home report as a 2 or a 3 we can get that reduced to a 1 following  the completion of our treatments.

Our water damage and Insurance repair team are almost complete on the water damage repairs job at Ugston Cottage this was an all trades repair which involved the removal and replacement of a bathroom after all the water damaged timbers were repaired this job will be completed next week.

In total, we have an accumulative total of current work in progress of 24 jobs which will all be completed by Christmas.

Kingston Basement Systems

Our Basement waterproofing specialist Team started work last week at a former Bank building in Morningside Road in Edinburgh the office will be used for   Ian J Brown & Company as there new office and the pressure is on to complete the extensive waterproofing of the Basement by the 1st of November.

Our specialist waterproofing team are working flat out in order to complete the project on time, we are utilizing Delta Membranes on the walls ceilings and floors with the system being connected to a sump pump in order to pump the water away after we have gathered it from the damp walls and ceilings.

We are also currently working on a Basement in Dublin Street in Edinburgh for Stone Acre Development company who are converting a townhouse into 2 separate flats the project involves extensive waterproofing of the basement and damp proofing all wall also in the basement we are working directly with Delta Technical surveyors on the project which as with all Kingston Basement Systems is designed to BS8102.

Works are also currently ongoing waterproofing 4 cellars in Palmerston Place, and 4 cellars at St Bernards Crescent, and 1 cellar in Oxford Terrace, and 2 cellars at Clarendon Crescent we are now on the home straight with all these jobs and looking to have them all completed by the end of November.

Our water damage Insurance repair team also start a new water damage repair job on Monday to restore a property near Haddington Ugston Mill this is a large job following a leak from below a bath that caused extensive water damage to the property.

Active Woodworm

We do a lot of woodworm infestation surveys and quite often we get asked if the woodworm is active I have attached some pictures I took yesterday from a property in Edinburgh where you can clearly see the woodworm is active.

What you are looking for is fresh flight holes and sawdust which you can clearly see in these pictures, when we find active woodworm as is shown in the pictures we treat the timbers using insecticidal fluid which is applied using a  high-pressure spray timbers that are excessively damaged in some instances need to be replaced that can be determined at survey.

Damp Proofing North Berwick

We are back this week working at Williamstone Farm Steadings in North Berwick the job is to Damp proof and waterproof areas of the former farm steading where high external ground levels apply the buildings are grade A Listed and the project is being overseen by Historic Scotland so we have taken great care to work using specialist methods to preserve the fabric of the buildings to achieve our goal which was to get the buildings dry and able to be occupied.

There are 4 individual houses that are to be formed from these old farm buildings which were in a derelict condition prior to the project starting 3 are now complete and we have issued our 30-year guarantee on these ones already as we have completed all our treatments to these ones.

The 4th building is now currently being converted and we are doing the Damp Proofing and fitting membranes to this building to keep ahead of the main contractor this project is scheduled to be completed by Christmas.

Damp Proofing Edinburgh

We have now finished the Damp proofing to a property in Inverleith Row in Edinburgh we were asked to provide a report on the property by the seller as the Home Report was numbered as a 3 for Damp and Timber Defects.

We surveyed all the walls in the basement and marked up a drawing showing where all the damp was and provided a cost to get the damp fixed, this was very useful to prospective buyers of the property as they all knew what was required to fix the damp and knowing the price they could offer knowing the costs of the damp repairs.

The successful buyer approached us and commissioned Kingston to fix the damp and once treated and fixed and 30-year guarantees in place they would get a 1 on the Home report if they decided to sell in the future.

The way that we do all Damp proof course works involves removing the wall plaster to whatever heights are recorded on the meter in this instance some of the walls needed treated full height so once the plaster has been removed we drill and install a new DPC then we fit Delta membranes tightly to the exposed wall areas then if possible we bond plasterboard to the membranes or apply bonding plaster if there is not enough thickness, either way, we finish with a skim coat of plaster.

The advantage of doing it this way as opposed to a renovation plaster or sand and cement render is that the walls dry very quick so re decoration can be done a few days after we complete the job where as it takes months to dry without fitting the membranes.

We have 2 teams who do all the damp jobs and they are kept going constantly due to the demand for our Services, so the first step is to contact us for a free survey if you have a 3 or a 2 on your Home Report or you are about to go on the market get us in if the surveyor marks it as a 2 or 3 when the Home report is at draft stage and in many instances we can fix it before you go on the market.

If you are bidding for a property that has a 3 or a 2 on the Home report and you need to know the cost to fix it again we can help and quite often the costs can be deducted from the sale price and because we have many years experience we most probably know the RICS Surveyor who did the report so we can speak to them directly to confirm what is being done on average we do 6 to 8 Damp surveys per week and we do surveys on Saturdays and Sundays if this is more convenient for you due to work hours during weekdays.
